If you’re looking to sell your home, our Sale Ready service is designed to get you off to the best possible start. We will work with you to compile as much information about your property as we can, so that we can then provide a detailed initial pack to a prospective purchaser. This should hopefully reduce the number of enquiries that we receive and provide for a smoother transaction for you.

By taking these steps now, you will save time once the property has sold. Once you’ve accepted that all important offer on your property, you can focus on pushing forward with the sale rather than completing paperwork and administration that could have been done well in advance.

Timeframes

We would ask that you instruct us on your sale at the point that the property is placed on the market. We will then arrange an initial consultation call within 48 hours of your instructions being received to discuss the property history in further detail. Once the property has sold, we would then aim to send the contract pack to the buyer’s solicitor within 24 hours of receipt of the Memorandum of Sale.

What is involved?

  • Once you have completed your initial instruction forms and identification checks, we would arrange an initial consultation call to discuss the sale property in more detail. This would normally take place within 48 working hours of receipt of your instructions.
  • We would download the title documents from the Land Registry and carry out an initial review of those for you.
  • If any building works have been carried out to the property, we would ask that you supply all necessary planning documents.
  • If you have had any works carried out, such as replacement boiler, electrics, or windows, we would ask for the appropriate compliance certificates and guarantees.
  • After our consultation call, if it’s evident that some documentation is missing, we would discuss the potential need for indemnity insurance and whether that is something to include in the contract pack.
  • If you’re selling a leasehold property, we would look to obtain copies of the title documents and lease. We would then contact the management company or landlord to begin the process of obtaining the management pack. This can sometimes be a lengthy process so the earlier you start it the better.
  • Once all information has been compiled, we would then produce the contract pack ready to send to the buyer’s solicitor.
