If you are re-mortgaging a property or buying one to rent out, it is usually financially advantageous for the transaction to go through as quickly as possible, either to take up a beneficial mortgage offer or to secure a commercial investment.
Our solicitors have extensive experience representing buy-to-let landlords. We are commercially focused and understand the need for speed and also that you need to know how matters are progressing.
A re-mortgage can be used to raise new funds against your existing properties for further buy-to-let investments. However we at Heald Solicitors are equally happy to represent you if you simply want to re-mortgage to get a better mortgage rate.
If you are re-mortgaging either your home or a rental property, it will be a requirement of your new lender that you engage a solicitor. Your solicitor will advise you as to the terms of the mortgage, arrange for the discharge of any existing loan and check the title to your property on your mortgage provider’s behalf.
We will arrange for the new mortgage to be put in place as soon as possible, then discharge any existing charge and register the new mortgage with HM Land Registry.
If you are adding someone to the title of the property or transferring it into your sole name, we can also deal with that on your behalf and advise you on the implications.
If you are buying a property to rent out to tenants, you will want to make sure your investment is sound. We can act for you in your purchase to check the title, raise any relevant enquiries with the seller’s solicitor and apply for the necessary searches.
If you are buying a leasehold property such as a flat, we will also make sure that the property as a whole is well managed. We will look at the management company accounts and check how much money is held in the sinking fund to pay for large items of repair, such as a new roof.
If you are taking out a mortgage, we will also report to your lender that the property has a good title and that there are no issues of which they should be aware.
We will arrange for completion as soon as possible so that you can set your investment to work.
