Buying or selling a property can be stressful. At Heald Solicitors, we aim to make the process as quick and easy as possible for you.
Our experienced conveyancing solicitors in Milton Keynes will work proactively to ensure that your residential property transaction goes through without delay and we will keep you updated as to progress throughout.
We offer a personal service and excellent client care - we know how important your property is to you and we will do all we can to ensure your sale or purchase is successful.
Our residential property solicitors have extensive experience in all aspects of sales and purchases, including in new build purchases, leasehold and freehold properties and properties with complex or unusual legal titles.
If you ask us to represent you in a house or flat purchase, we will contact the seller’s solicitors on your behalf to ask for contract documentation.
Once this is received, we will apply for the necessary searches and raise any enquiries with the seller via their conveyancer.
When we have all of the information we need, we will report to you and at this stage, you will sign the contract for purchase as well as the mortgage deed if you are taking out a mortgage.
We will then agree on a completion date with the seller’s solicitors and exchange contracts, which will make the agreement legally binding. Your deposit will be paid at this stage, which is usually 10%. If you are also selling a property, we are usually able to use the deposit that we will receive on your sale.
We will order your mortgage advance in readiness for completion and on completion day we will send the balance of the purchase price to the seller’s solicitor. They will let us know when it has been received and advise the estate agent that the keys to the property can be released to you.
As soon as you instruct us, we will start putting together the contract papers for your buyer and their solicitor. We can start work on this before you have found a buyer to minimise the time taken to sell.
When you have a buyer in place, we will send the contract and property information to their solicitor and once we have their enquiries, liaise with you to send the responses.

If you’re looking to sell your home, our Sale Ready service is designed to get you off to the best possible start. We will work with you to compile as much information about your property as we can, so that we can then provide a detailed initial pack to a prospective purchaser.
When they are ready to exchange, we will agree on a date and once contracts are exchanged, the transaction will become legally binding.
On the completion day, we will receive the purchase monies, pay off any mortgage you may have and, where necessary, forward the money for any purchase you are tying in.
Throughout your sale and/or purchase, we will make sure we are easily contactable so that you can stay up to date with the transaction and ask us any questions you need to.
